Questions NRIs ask first

Can I buy residential property in India as an NRI?

Yes. NRIs may buy residential property in India under FEMA. Eligibility detail for OCI/PIO holders is on the Legal page. [TBD — D5 occupancy rules pending]

How do I send the EOI amount from the USA?

A direct wire transfer from your US bank, using Purpose Code S0306 (purchase of immovable property in India). It typically clears in 1–2 business days.

Is the ₹10,000 monthly rental income taxable?

No TDS applies below ₹50,000/month, and income up to ₹12L a year is zero-tax under the new regime. It is fully repatriable to the USA under FEMA.

When does the lease begin?

The contracted rental programme begins from month 31 of the payment plan, as a 3-year (36-month) registered lease.

What about the Amenities & Corpus Fund payment?

₹6,00,000, payable before possession, within 30 months of booking. It funds the 15,000 sq ft clubhouse and the community corpus.

What if I want to visit during the lease period?

What happens after 3 years?

Is RERA registration done?
